HOW A WALL IS ACTUALLY BUILT

Six layers. Get one wrong and you feel it every winter.

A dry lined wall is a stack, not a surface. This is what goes in behind the paint on every job we finish.

01
Existing wallBlockwork or stone. Cold, rarely flat, often holding damp.
02
Metal frameMF studs set dead plumb and packed off the wall to carry the insulation.
03
InsulationThermal or acoustic, cut tight. A finger gap is a cold bridge.
04
Airtight membraneSealed at every joint, junction and penetration. BER ratings are won here.
05
PlasterboardStaggered and screw fixed. Fire and acoustic rated where the spec calls for it.
06
Taped and skimmedJointed flat and finished. The only layer you will ever see.
BOARD, TAPE, SKIM

Everything between the blockwork and the paint.

Seven trades under one contractor, so nobody is waiting on anybody else and the finish is the same from the first room to the last.

01

Dry Lining

The core of what we do. Plasterboard systems fixed to metal or timber frame to create clean, insulated, dead flat internal walls and ceilings, with far less mess and downtime than traditional wet plastering. Ideal for retrofits where a room needs to be warmer without losing the look of it.

02

Insulation

Thermal and acoustic insulation cut and fitted properly, so there is no gap left for cold or noise to travel through. Specified to meet or beat current building regulations on both new builds and retrofit work.

03

Air Tightness

Sealing every joint, junction and service penetration so heat stays in and the ventilation strategy still works. The difference between a good BER and a great one.

04

Metal Frame Ceilings

MF and suspended ceiling systems set level and true, built around lighting, ventilation and acoustic requirements. Simple flat ceilings through to multi level designs.

05

Plasterboarding

Supply and fit of standard, moisture resistant, acoustic and fire rated board, cut precisely with staggered joints ready for tape and skim.

06

Partition Walls

Metal stud and plasterboard partitions that divide a space without losing sound insulation. Whether it is splitting a bedroom, adding an en suite, or laying out an office floor, they go in fast and come out solid.

07

Feature & Media Walls

Bespoke media walls with recessed lighting, floating shelves, hidden cable runs and space for a fire and a television. Designed and built in place so it looks like part of the house rather than something bolted on.

GRANT SUPPORTED WORK

One of the few SEAI registered contractors in Donegal.

That registration is what lets us carry out grant funded work directly, so the paperwork and the standard of the job line up instead of fighting each other.

€50,000 VACANT PROPERTY GRANT

Bringing an empty house back

The Croí Cónaithe Vacant Property Refurbishment Grant covers refurbishment of a home that has been empty for two years or more. We handle the dry lining, insulation and airtightness side of the job to the standard the scheme requires.

Property must have been built before 2008 and vacant for at least two years. Administered by Donegal County Council.

€70,000 DERELICT PROPERTY TOP-UP

Derelict cottages and farmhouses

Where a property is confirmed derelict, an additional top-up lifts the grant to €70,000. These are the jobs that need the full build-up done from scratch, and they are some of the most satisfying work we take on.

Derelict status must be confirmed as part of the local authority application process.

MICA DEFECTIVE CONCRETE BLOCKS

Full home rebuilds

We work on homes affected by defective blocks right across Donegal, taking on the full internal build-up on rebuild and remediation projects. Familiar work for us, and we know how much is riding on it for the family involved.

Grant levels are set by the Defective Concrete Blocks scheme. We will talk you through where our work sits in your approved scope.
